LANDSCAPE MAINTENANCE GUIDELINES

The purpose of association provided maintenance is to maintain a consistent, uniform and harmonious appearance throughout the community. To that end, and as provided for in Article VIII of the Declarations of Covenants, Conditions and Restrictions, these guidelines set forth the required Landscape Maintenance Standards for all landscaping installed upon the Common Areas and Improved Lots of Georgetowne Subdivision

THE ASSOCIATION IS RESPONSIBLE FOR AND PROVIDES:

bulletLandscape maintenance for the front portion only of all homes. Maintenance for all homes Includes lawn mowing and edging; fertilization, weed and insect control of grass; fertilization, weed and insect control of shrubs and ornamentals; trimming and pruning of shrubs, plants and small trees.
bulletComplete landscape maintenance for all common areas of the community.

HOMEOWNERS ARE RESPONSIBLE FOR AND MUST PROVIDE:

bulletLawn mowing, fertilization and complete maintenance of side and rear yards.
bulletLawn and plant irrigation.

NOTE: These guidelines are not to be construed as superseding or taking precedence over the Architectural Review Board (ARB) requirement for approval of landscape designs as provided for in Article VI of the Declarations of Covenants, Conditions and Restrictions. Homeowners are require to submit applications and obtain approval for any additional landscape plants or landscape modifications prior to performing installations. Applications are available from the property managers office.

The Association has adopted a program for the maintenance of the front portion only of all Improved Lots in addition to the Common Areas. The adopted program provides for mowing, fertilization, weed and insect control for all grass areas. The program currently provides for shrubbery fertilization, weed removal and insect control in plant beds and limited tree

trimming. The program does not include fertilization and insect control of trees, accordingly, each homeowner is responsible for providing tree care.

The Association has entered into an agreement with a landscape maintenance contractor to perform lawn mowing, edging, weed removal in shrub beds, shrubbery pruning and tree trimming. The contractor is compensated for and instructed to perform his work on all

properties according to the guidelines outlined herein. The contractor and homeowners are encouraged to cooperate with one another regarding trimming of plants. If a homeowner desires to perform his own trimming it must be done prior to the normal schedule of the contractor, otherwise the contractor is instructed to perform the work. The contractor is required to notify the Board of Directors, through the property manager, of any homeowner
