    Landscape Guidelines

The following text contains the lawn and landscape specifications that our landscape contractor is required to perform too. This text contains only the work specifications and not the legal portion. The entire document is available for reading at our management company.

In the following text GEORGETOWNE HOMEOWNERS ASSOCIATION, INC. shall be referred to as “Owner” herein. 

CONTRACTOR PERFORMANCE SPECIFICATIONS.

A.  COMPANY PERSONNEL STANDARDS

    1.  All work shall be performed by personnel who shall be properly trained and otherwise qualified to
         perform assigned tasks.

    2.  Contractor shall oversee and obey (and compel his employees, guests, invitees and those doing
          business with him to observe and obey) the rules and regulations of the owner and such further
          reasonable rules and regulations which may from time to time during the effective period of this
         agreement be promulgated by the owner for reasons of safety, health, preservation of property or
         maintenance of a good and orderly appearance of the area.

B.  SUPERVISION

    1.  Contractor shall furnish qualified supervision to oversee all operations.

    2.  Contractor shall employ a sufficient number of employees to perform the services agreed upon in this 
         Agreement.  Each person shall work as many man hours as necessary to perform the services
         designated herein.  Employees shall be required to perform service at the property in accordance
         with the terms of the contract.

C.  MATERIALS.  ALL MATERIALS USED BY CONTRACTOR SHALL EITHER CONFORM TO THE WORK
      SPECIFICATIONS, GOVERNMENTAL REGULATIONS FOR USE OF CHEMICALS, AND SHALL
      OTHERWISE BE ACCEPTABLE TO THE OWNER.        

D.  INSPECTION.   The owner shall have the right at all times to examine the supplies, materials and
      equipment used by contractor, his agents, services and employees and to do any act or thing which the
      owner may be obligated or have the right to do under this agreement.

WORK SPECIFICATIONS

A. COMMON AREAS

COMMON AREAS IDENTIFIED:    The clubhouse (inside and outside the fencing); power easement inside the brick wall; power easement that runs between Northern Way and Winter Springs Blvd.; entrance at Winter Springs Blvd.; Trotwood Blvd. entrance; two (2) areas between fence/wall and Whitehall Blvd. abutting retention pond; area between block wall and Andover Court abutting retention pond; and all turf between perimeter brick wall and Northern Way, Tuscora and Winter Springs Boulevard, which forms perimeter for Georgetowne and abutting power line easements.  Said brick wall runs along Winter Springs Blvd., Tuscora Drive and Northern Way.                                              

    1.  Mow all turf [common] areas [ except power line easement along wooden fence] once per week during the main growing season of April 1st  through October 31st.   Thatch build-up shall be prevented by either removal of grass with bags or use of mulching blades.  Cutting height on mowing machinery shall be adjusted to maintain height of turf between 3 l/2 and 4 inches.

     2. Edge all walks, curbs, paved areas adjoining the turf shall be done in conjunction with mowing, and shall be done once per week during the main growing season of April 1st through October 31st.

     3. Edge all plant and shrub beds in conjunction with the turf mowing weekly during the main growing season of April 1st  through October 31st.

     4. Trimming of grass away from fences, trees, sprinkler heads, or any obstacle that may inhibit cutting by power equipment wills be done in conjunction with mowing, in order to have a finished, well-groomed appearance upon completion.

     5. Weed all plant and shrub areas.  Such weeding shall be done manually or by E.P.A. approved herbicide no less than once every two weeks.   In such situations as the contractor shall determine it to be safe and practical to control weeds by use of E.P.A. approved chemicals, Contractor may, at his discretion and sole risk, use said chemicals for weed control.

     6. During the winter season from October 31 through March 31, mowing and edging as described in paragraphs l and 2 above shall be done every two weeks.  Thatch build-up shall be prevented by either removal of grass with bags or use of mulching blades.  Cutting height on mowing machinery may be adjusted to maintain height of turf between 3 l/2 and 4 inches.

     7. During the winter season from October 31 through March 31, edging of all plant and shrub beds shall be done every two weeks. 

     8. Pruning and shearing of shrubs and hedges shall be done as often as necessary to keep a well-maintained appearance.   New growth shall not be allowed to reach a length of over 4 inches.  Shrubs, hedges, vines and ground cover adjacent to sidewalks shall not be allowed to grow out over the sidewalk or obstruct the entranceways.      9. Trees are to be maintained as follows:   The maximum height for tree trimming by Contractor is 12 feet.   All low tree branches will be kept at a height of 6 feet above the ground when located in a greenbelt area.  For trees located adjacent to driveways and roadways, lower branches will be kept at a height of 12 feet above pavement.   Palm trees are to be trimmed twice per year.  Seed pods and dead fronds shall be removed in the winter or as needed.  Pruning paint shall be applied to all cuts over l inch in diameter on trees or woody ornamentals.   Trees adjacent to the wall shall be trimmed so that the branches do not sit on the wall.  (See Landscape Guidelines)

    10. Leaves will be cleared from lawns, sidewalks, parking lots and other areas on a weekly basis and shall be hauled from the premises.

    11. Cleanup shall be done as follows:   All paved areas such as sidewalks, parking lots and driveways, shall be swept clean of grass clippings, twigs, hedge or shrub clippings or any other debris created by the performance of any function or service under the scope of this contract.  All debris shall be disposed of by hauling to a public disposal facility.  Retention areas or undeveloped areas of the premises shall not be used as a dumping area for any materials.  

    12.  Sprinkler system shall be monitored by the contractor at least once per month to assure proper water coverage and adjustments shall be made to keep the system and individual heads working properly.  At least once per month contractor shall adjust irrigation timers to proper timing cycle and to meet legal requirements.  Sprinkler heads and sprinkler piping above ground shall be replaced by Contractor if damaged by mowing, edging or line trimming machinery.  Contractor shall make repairs promptly upon detecting damage or upon notification of said damage.  Should Contractor fail to make prompt repair, Owner may hire another company to make necessary repairs and bill to Contractor.

    13.  Any discarded trash shall be removed from the premises.

    14. Contractor shall be responsible and liable to replace any trees or shrubs which die as the result of being girdled by line trim or other mowing machinery.

    15. Contractor shall comply with Landscape Maintenance Guidelines established for the community.

    16. Contractor shall be available to address common concerns with the contractor that provides the turf and shrub fertilization, and weed and insect control.  If disagreements arise between contractors, the Association’s ruling as to responsibility shall be final.

GOAL:  That the maintenance work be performed on a consistent schedule, subject to reasonable restrictions due to the weather.

ADDITIONAL SERVICES TO BE PROVIDED AT AN ADDITIONAL CHARGE TO THE OWNER:

A.     Retention Pond maintenance - area inside fencing/wall and down slopes to water shall be done on an “as needed” basis..

            B.  Mulching of beds at a cost..

          C.  Mowing of power line easement along wooden fencing from where St. Augustine grass terminates by the clubhouse to the gate at Northern Way, and bahia grass between Barrington homes and the brick wall, shall be done on the following schedule:   To be mowed once every two weeks during the growing season (April 1 through October 31) and then as needed during the non-growing season.

            D. Irrigation repairs.

B. FRONT YARDS OF 229 RESIDENCES

FRONT YARDS IDENTIFIED (Items I through III)

I.  Where the individual home has an entry courtyard, the front yard shall consist of everything outside the block wall and gates. 

II.  Where the individual homes do NOT have an entry courtyard, attached hereto and made a part hereof is a sketch of the approximate location of the Front Yard lines for these individual residences in Georgetowne.  

III.  On corner lots, front yards include the area on both street sides of the property between the street and block wall or between the street and the home where there is no wall.

        1.  Mow all front yard turf areas of each individual residence within Georgetowne once per week during the main growing season of April 1st through October 31st.   Thatch build-up shall be prevented by either removal of grass with bags or use of mulching blades.  Cutting height on mowing machinery shall be adjusted to maintain height of turf between 3 l/2 and 4 inches.

    12.  Sprinkler heads and sprinkler piping above ground shall be replaced by Contractor if damaged by mowing, edging or line trimming machinery.   Contractor shall also be responsible for repair to damage to screens, sewer cleanout covers, air conditioners, and all other items of equipment on the property of the individual lot owners.   Contractor shall exercise reasonable care to prevent such damage.  Contractor shall make repairs within seven (7) calendar days upon detecting damage or upon notification of said damage.  Should Contractor fail to make repair within seven (7) calendar days, homeowner may hire another company to make necessary repairs and bill to Contractor.

    13. All discarded trash shall also be removed from the premises.
