Georgetowne Homeowners' Association

General Information

Welcome to Georgetowne!

Georgetowne is a deed-restricted community, with a mandatory homeowners’ association.  A Board of Directors, whose members are elected to 3-year terms, runs the HOA.  The HOA is administered by EPM Services.  Our Property Manager is Anita Roberts, who can be reached at (407) 327-5824.  Her e-mail address is:  Anita.Roberts@epmservices.com.  The HOA is responsible for:

  1. Front lawn and shrubbery care with respect to trimming/mowing and fertilization.  Watering is the responsibility of each homeowner.  Back and side yard are the responsibility of each owner.
  2. Maintenance of the common areas, including the swimming pool.  Please see Anita for a copy of the pool rules, or keys for new residents.
  3. Maintenance of the streets and storm water system.  Our streets are private.
  4. Enforcement of the Declaration (deed restrictions) given to you at closing.  Copies are available to owners from EPM Services.
  5. Architectural control carried out by the Architectural Review Board.

 Some general information about the community:

Parking:  All residents are expected to park in their garages or driveway.  The City of Winter Springs has an ordinance, which prohibits parking on streets within the City.  This applies to Georgetowne.  No parking is allowed on any grass turf.  The parking lot at the pool is the only place in Georgetowne for overflow parking -- priority is given to residents using the pool.

Pool:  The pool is for the use of all Georgetowne residents.  Pool rules are posted inside the fenced area.  State of Florida laws require many of these rules.  Violation can result in the closing of the pool.  Guests are permitted - check the rules.  The Pool Committee oversees the operation of the pool.

Architectural Control:  Changes to the exterior of any residence, or landscaping visible from the street, must be approved by the Architectural Review Board (ARB) prior to implementation.  There are architectural, color and landscaping guidelines in place to give direction.  These are available at EPM Services.  Normally if a change is within the guidelines, approval is routine.  EPM Services is the administrator of the ARB request process.  Call Anita with any questions.

Lawns and Shrubs:  The HOA maintains the front lawns and shrubs in each residence.  This is defined as those outside the walls where there are walls, or up to the line of the A/C units where no walls exist.  The HOA has a contractor for lawn cutting and shrub trimming, and a contractor for shrub and turf fertilization and insect control.  The lawns are mowed every week during the growing season and every two weeks in the winter.  The contractor provides six treatments a year and they will come on call to correct specific problems as they arise.  If you observe a problem in your front yard turf or shrubs, call Anita.  It is important that each residence’s automatic irrigation system work properly!  This is the responsibility of each owner.

Lawns and Shrubs (cont.):  The landscape contractor can assist with problems at a cost or you can find your own contractor.  Please also review the Landscape Maintenance Guidelines.

Garbage and Yard Waste:   The City of Winter Springs provides this service.  Collections are currently on Tuesday and Friday for garbage; Tuesday for recycling; and Wednesday for yard waste.  Yard waste must be bundled.

Television and Cable:  Time Warner provides cable TV service in Georgetowne.  Eighteen (18) inch or less satellite dishes may be used.  There is a set of satellite installation guidelines available from EPM Services.

Monthly Assessments (fees):  There are monthly assessments which pay for the operation of the HOA and the services it provides.  Payment coupons are provided and should be mailed each month to Georgetowne, c/o EPM, P.O. Box 915322, Longwood, Florida 32791- 5322.  If you have a question about your account, please contact the EPM Services Accounting Department at (407) 327-5824.

Board Meetings:  Board of Directors meetings are held the first Wednesday of each month.  Meetings are currently being held at the Tuscawilla Country Club on Winter Springs Boulevard.  Signs are posted at the two entrances reminding everyone of the meeting.  The Board welcomes homeowner attendance at the meetings.
